A RESOLUTION OF THE CITY COUNCIL OF THE CITY OF
MIAMI GARDENS, FLORIDA, APPROVING THE APPLICATION
SUBMITTED BY BENJAMIN HEDRICK, ESQ. ON BEHALF OF
MG WESTSIDE LLC, FOR A VARIANCE TO REDUCE THE
NUMBER OF REQUIRED OFF-STREET PARKING SPACES TO
1,027 SPACES WHERE 1,774 SPACES IS REQUIRED, FOR
THE PROPOSED BRIDGE POINT COMMERCE CENTER WEST
PROJECT ON THE PROPERTY LOCATED AT 3900 NW 215TH
STREET; PROVIDING FOR THE ADOPTION OF
REPRESENTATIONS; PROVIDING FOR AN EFFECTIVE DATE.
WHEREAS, the subject property located at 3900 NW 215th street, as shown in
Exhibit A, is zoned I-1 Light Industrial and has a "Commerce" land use designation in the
City of Miami Gardens Comprehensive Development Master Plan (CDMP), and
WHEREAS, the subject property is proposed to be developed as Phase II to the
adjacent existing warehouse/distribution center and consist of approximately 1.5 million
square feet of light industrial business warehouse space as shown on the conceptual plan
in Exhibit B, and
WHEREAS, as part of the site plan approval, applicant Benjamin Hedrick, Esq. on
behalf of MG Westside LLC, is seeking City Council approval to reduce the amount of
required off-street parking spaces, and
WHEREAS, the proposed site plan requires 1,774 spaces pursuant to Section 34-
381 - Number of required off-street parking space requirements for all districts and uses
of the City’s Land Development Regulations, however, the applicant is requesting a 42%
reduction to 1,027 off-street parking spaces, and
WHEREAS, all other development standards are intended to be met and the
structure will otherwise be consistent with the current code and with the adjacent
warehouse/distribution facility already constructed under Phase I to the east of the site,
and
WHEREAS, a parking study was submitted by the applicant and reviewed by City
staff and the City’s traffic engineer consultant, and analysis provided that the proposed
decrease in the number of required off-street parking spaces will meet the general intent
and purpose of the code and will not alter the essential character of this light industrial
area as outlined in the staff report in Exhibit C, and
WHEREAS, staff recommends that the City Council approve a variance to reduce
the amount of required off-street parking spaces from 1,774 to 1,027 spaces for the
proposed Bridge Point Commerce Center West Project located on the subject property at
3900 NW 215th street,

WHEREAS, the City Council considered the testimony of the Applicant, if any, and
WHEREAS, the City Council also considered the testimony of the City’s Planning
and Zoning Staff, and the Staff Report attached hereto as Exhibit “C” is hereby
incorporated by reference,
NOW, THEREFORE, BE IT RESOLVED BY THE CITY COUNCIL OF THE CITY
OF MIAMI GARDENS, FLORIDA AS FOLLOWS:
Section 1: ADOPTION OF REPRESENTATIONS: The foregoing Whereas
paragraphs are hereby ratified and confirmed as being true, and the same are hereby
made a specific part of this Resolution.
Section 2: AUTHORIZATION: The City Council of the City of Miami Gardens
hereby approves a variance to reduce the amount of required off-street parking spaces
from 1,774 to 1,027 spaces for the proposed Bridge Point Commerce Center West Project
located on the subject property at 3900 NW 215th street.
Section 3: EFFECTIVE DATE: This Resolution shall take effect immediately upon
its final passage.

GARDENS AT ITS REGULAR MEETING HELD ON OCTOBER 27, 2021.
