A RESOLUTION OF THE CITY COUNCIL OF THE CITY OF
MIAMI GARDENS, FLORIDA, APPROVING THE VISTA LAGO
AMENDED FINAL PLAT FOR THE PROPERTY GENERALLY
LOCATED ON NW 204TH STREET AND NW 5TH AVENUE,
MIAMI GARDENS, FLORIDA, ATTACHED HERETO AS EXHIBIT
"A"; PROVIDING FOR THE ADOPTION OF
REPRESENTATIONS; PROVIDING FOR AN EFFECTIVE DATE.
WHEREAS, the applicant, Lennar Home, LLC, has obtained a Tentative Plat
approval from Miami-Dade County to plat approximately 14,081 square feet (0.323 acres)
of land generally located between NW 4th Avenue and NW 7th Avenue, north of 203rd
Street, and
WHEREAS, Article VII - Plats, Subdivisions, Excavations, Address Assignment of
the City of Miami Gardens Land Development Regulations (LDR) requires Final Plat
approval be granted by the City prior to recordation by Miami-Dade County, and
WHEREAS, the “VISTA LAGO AMENDED” Final Plat as shown in 'Exhibit B' has
been determined by the City to be in compliance with the City’s LDR and with Section
177.081(1) – Platting Dedication and Approval of Florida Statues as shown in 'Exhibit C',
and
WHEREAS, once approved by the City Council via Resolution, the Final Plat will
be reviewed and approved by the Miami-Dade County Plat Committee and recorded in
the Official Records of Miami-Dade County, and
WHEREAS, staff recommends City Council approve the “VISTA LAGO
AMENDED” Final Plat, attached hereto as EXHIBIT "B",
NOW, THEREFORE, BE IT RESOLVED BY THE CITY COUNCIL OF THE CITY
OF MIAMI GARDENS, FLORIDA AS FOLLOWS:
Section 1: ADOPTION OF REPRESENTATIONS: The foregoing “WHEREAS”
paragraphs are hereby ratified and confirmed as being true, and the same are hereby
made a specific part of this Resolution.
Section 2: APPROVAL: The City Council approves the “VISTA LAGO AMENDED”
Final Plat, attached hereto as EXHIBIT "B",
Section 3: EFFECTIVE DATE: This Resolution shall take effect immediately upon
its final passage.
PASSED AND ADOPTED BY THE CITY COUNCIL OF THE CITY OF MIAMI
GARDENS AT ITS REGULAR MEETING HELD ON SEPTEMBER 14, 2022.

Book 175, Page 18, of the Public Records of Miami-Dade County, Florida, being more
particularly described as follows:
Commence at the Southeast corner of Lot 12, Block 2 of said plat of VISTA LAGO;
Thence N 02°46'10" W along the East line of said Lot 12, for 11.87 feet to the Point of
Beginning;
Thence continue along said East line North 02°46'10" West, a distance of 73.13 feet to the
