HomeMy WebLinkAbout2024-107-2181_-_Waiver_of_Plat_Bluenest_Homes_1_LLC_-_Adopted.docxRESOLUTION NO. 2024-107-2181 A RESOLUTION OF THE CITY COUNCIL OF THE CITY OF MIAMI GARDENS, FLORIDA, APPROVING A WAIVER OF PLAT FOR 'BLUENEST HOMES 1 LLC' FOR THE PROPERTY LOCATED AT NW 43RD COURT AND NW 205TH STREET, MIAMI GARDENS, FLORIDA 33055, ATTACHED HERETO AS EXHIBIT "A"; PROVIDING FOR THE ADOPTION OF REPRESENTATIONS; PROVIDING FOR AN EFFECTIVE DATE. WHEREAS, the applicant, Bluenest Homes 1 LLC, wishes to combine a vacant oversized single-family lot with a smaller adjoining lot, in order to create a subdivision of four (4) single family homes, and WHEREAS, in total, the combined lots make up just over a 1/2 acre in size, providing for (4) single family lots approximately 6,596 square feet each, and WHEREAS, the lots were previously zoned for agriculture but were recently rezoned in order to facilitate single family use, which is in keeping with the neighborhood characteristics of the surrounding area, and WHEREAS, Article VII - Plats, Subdivisions, Excavations, Address Assignment of the City of Miami Gardens Land Development Regulations (LDRs) requires Waiver of Plat approval be granted by the City prior to recordation by Miami-Dade County, and WHEREAS, the Bluenest Homes 1 LLC Waiver of Plat as shown in “Exhibit A” has been reviewed by Planning and Zoning staff and by the City Surveyor, and has been determined to be in compliance with the City’s LDRs and with Section 177.081(1) – Platting Dedication and Approval of Florida Statues as shown in “Exhibit B”, and WHEREAS, once approved by City Council, the Waiver of Plat will then be reviewed and approved by the Miami-Dade County Plat Committee and subsequently recorded in the Official Records of Miami-Dade County, NOW, THEREFORE, BE IT RESOLVED BY THE CITY COUNCIL OF THE CITY OF MIAMI GARDENS, FLORIDA AS FOLLOWS: Section 1: ADOPTION OF REPRESENTATIONS: The foregoing Whereas paragraphs are hereby ratified and confirmed as being true, and the same are hereby made a specific part of this Resolution. Section 2: AUTHORIZATION: The City Council of the City of Miami Gardens hereby approving a Waiver of Plat for Bluenest Homes 1 LLC for the property located at NW 43rd Court and NW 205th Street, Miami Gardens, Florida 33055, attached hereto as Exhibit "A".
