HomeMy WebLinkAbout2025-050-2352_-_Extra_Space_Storage_FAR_-_Adopted.docxRESOLUTION NO. 2025-050-2352 A RESOLUTION OF THE CITY COUNCIL OF THE CITY OF MIAMI GARDENS, FLORIDA, APPROVING THE VARIANCE APPLICATION SUBMITTED BY EXTRA SPACE PROPERTIES FOR THAT CERTAIN PROPERTY LOCATED AT 20240 NW 2ND AVE, MORE PARTICULARLY DESCRIBED ON EXHIBIT “A” ATTACHED HERETO, PERMITTING AN INCREASE IN THE FLOOR AREA RATIO (FAR) OF AN EXISTING SELF-STORAGE BUSINESS TO 0.83 WHERE 0.75 IS THE MAXIMUM FAR FOR SINGLE USE PROJECTS; AS PERMITTED BY SECTION 34-47 OF THE CITY OF MIAMI GARDENS CODE OF ORDINANCES; PROVIDING FOR THE ADOPTION OF REPRESENTATIONS; PROVIDING FOR AN EFFECTIVE DATE. WHEREAS, the property located at 20240 NW 2nd Avenue (“Subject Property”) currently has a zoning designation for Planned Corridor Development (“PCD”) and a land use designation as “Commerce” as per the City of Miami Gardens Comprehensive Development Master Plan, and WHEREAS, Extra Space Properties (“Applicant”) has filed an application for variance approval to add an additional 67,599 square feet to its existing Self Storage business on the Subject Property equal to a Floor Area Ratio (FAR) of 0.83, and WHEREAS, Section 34-342 of the City of Miami Gardens Code of Ordinance provides that single use developments are limited to 0.75 FAR and mixed-use developments are limited to 3.0 FAR, and WHEREAS, the proposed addition exceeds the 0.75 FAR for single use and the Applicant is requesting a variance to increase the FAR to 0.83 which exceeds this requirement, and WHEREAS, the City Council considered the testimony of the Applicant, if any, and the Staff Report attached hereto as Exhibit “B” and incorporated by reference, and WHEREAS, City Staff recommends that the City Council approve the Variance and that Conceptual Plan attached hereto as Exhibit “C” to expand the existing Self Storage business on the Subject Property with a 3-story 67,599 sq. ft. building equal to a total Floor Area Ratio (FAR) of 0.83, NOW, THEREFORE, BE IT RESOLVED BY THE CITY COUNCIL OF THE CITY OF MIAMI GARDENS, FLORIDA AS FOLLOWS: Section 1: ADOPTION OF REPRESENTATIONS: The foregoing Whereas paragraphs are hereby ratified and confirmed as being true, and the same are hereby made a specific part of this Resolution. Docusign Envelope ID: 7342B410-4DC3-4CEA-B356-2976B86F3F67 Page 2 of 2 Resolution No. 2025-050-2352 Section 2: AUTHORIZATION: The City Council of the City of Miami Gardens hereby approves the Variance application for that certain property located at 20240 NW 2nd Avenue, more particularly described on Exhibit “A” attached hereto, permitting an FAR of 0.83 in order to facilitate the expansion on an existing Self Storage business as permitted by Section 34-47 of the City of Miami Gardens Code of Ordinances. Section 3: EFFECTIVE DATE: This Resolution shall take effect immediately upon its final passage.
