A RESOLUTION OF THE CITY COUNCIL OF THE CITY OF
MIAMI GARDENS, FLORIDA, APPROVING THE DERBY POINTE
WEST FINAL PLAT FOR THE PROPERTY GENERALLY
LOCATED ON NW 215TH STREET, BETWEEN NW 27TH
AVENUE AND THE FLORIDA TURNPIKE, MIAMI GARDENS,
FLORIDA, ATTACHED HERETO AS EXHIBIT "A"; PROVIDING
FOR THE ADOPTION OF REPRESENTATIONS; PROVIDING
FOR AN EFFECTIVE DATE.
WHEREAS, the applicant, B9 Secretariat FL Owner, LLC, received Tentative Plat
approval (T-25161) on October 18, 2024, from Miami-Dade County to plat approximately
2,805,337 square feet (64.402 acres) of land generally located on NW 215th Street,
between NW 27th Avenue and the Florida Turnpike, and
WHEREAS, the western portion of the site will be developed with eight Class A
warehouse and distribution buildings totaling 1,327,833 square feet, and
WHEREAS, this area will also include 22nd Avenue, a new north-south public
roadway that will connect the Lake Lucerne community to NW 215th Street, and
WHEREAS, the development will offer a visually appealing environment with an
emphasis on scale, massing, articulation, and fenestration to create a professional and
upscale appearance, and
WHEREAS, in accordance with Article VII- Plats, Subdivisions, Excavations,
Address Assignment, Section 34-209, Plats of the City of Miami Gardens Land
Development Regulations (LDR), Final Plat approval must be granted by the City via a
Resolution, prior to recording by Miami-Dade County, and
WHEREAS, Issuance of a final Certificate of Occupancy by the Building
Department at the completion of construction will be subject to approval of a Final Plat by
the City and the County, and
WHEREAS, John Ibarra, a professional land surveyor with John Ibarra and
Associates, Inc., has reviewed the subject Final Plat for compliance with Section
177.081(1), Florida Statues, and Chapter 28, Subdivisions of the Miami-Dade County
Code, on behalf of the City of Miami Gardens, and
WHEREAS, the Final Plat has also been reviewed by Planning and Zoning staff
for compliance with the City’s Land Development Regulations, and
WHEREAS, once approved by the City Council, the Final Plat will be processed
by Miami-Dade County for recordation in the Official Records, and

WHEREAS, the Final Plat approval and subsequent recordation will authorize the
City to issue a final Certificate of Occupancy for the proposed development of the
property, in accordance with the approved site plan,
NOW, THEREFORE, BE IT RESOLVED BY THE CITY COUNCIL OF THE CITY
OF MIAMI GARDENS, FLORIDA AS FOLLOWS:
Section 1: ADOPTION OF REPRESENTATIONS: The foregoing Whereas
paragraphs are hereby ratified and confirmed as being true, and the same are hereby
made a specific part of this Resolution.
Section 2: AUTHORIZATION: The City Council of the City of Miami Gardens
hereby approves the Derby Pointe West Final Plat for the property generally located on
NW 215th Street, between NW 27th Avenue and the Florida Turnpike, Miami Gardens,
Florida, attached hereto as Exhibit "A".
Section 3: EFFECTIVE DATE: This Resolution shall take effect immediately upon
its final passage.

AT ITS REGULAR MEETING HELD ON JULY 23, 2025.
