HomeMy WebLinkAbout2025-145-2448_-_Bridge_Point_Commerce_Center_West_Parking_Variance_-_Adopted.docxRESOLUTION NO. 2025-145-2448 A RESOLUTION OF THE CITY COUNCIL OF THE CITY OF MIAMI GARDENS, FLORIDA, APPROVING THE APPLICATION FOR VARIANCE SUBMITTED BY MG WESTSIDE LLC FOR THAT PROPERTY LOCATED AT 21451 NW 47TH AVE, MORE PARTICULARLY DESCRIBED ON EXHIBIT “A” ATTACHED HERETO, PERMITTING A REDUCTION IN THE NUMBER OF PARKING SPACES SET FORTH IN THE CODE TO 659 SPACES, WHERE 1,774 SPACES ARE REQUIRED FOR THE DEVELOPMENT SITE; PROVIDING FOR THE ADOPTION OF REPRESENTATIONS; PROVIDING FOR AN EFFECTIVE DATE. WHEREAS, on October 27, 2021, the City Council adopted a resolution approving a parking variance for the future establishment of the Bridge Point Commerce Center located at 21451 NW 47th Ave, Miami Gardens, FL, and WHEREAS, the proposed site plan required 1,774 spaces per Section 34-381 - Number of required off-street parking space requirements for all districts and uses of the City’s Land Development Regulations. The applicant previously requested and was approved for a 42% reduction to 1,027 off-street parking spaces, and WHEREAS, currently the applicant is seeking a further reduction in the number of parking spaces to 659 spaces to accommodate a future tenant at the northern building of the Bridge Point Commerce Center, and WHEREAS, the current reduction will provide a total of 659 parking spaces for the entire development site representing a 63% reduction in required parking, and WHEREAS, a variance is required to reduce the required amount of parking spaces to accommodate the operational needs of a future tenant and if the variance is approved, the applicant will still be required to meet all other development standards and the structure will otherwise be consistent with the current code, and WHEREAS, the City’s Planning and Zoning Staff recommends approval of the application for a variance to allow a further reduction in the number of parking spaces to 659 spaces to for a total reduction of 63% for the development site, and WHEREAS, the City Council considered the testimony of the Applicant, if any, and WHEREAS, the City Council also considered the testimony of the City’s Planning and Zoning Staff, and the Staff Report attached hereto as Exhibit “C” is hereby incorporated by reference, NOW, THEREFORE, BE IT RESOLVED BY THE CITY COUNCIL OF THE CITY OF MIAMI GARDENS, FLORIDA AS FOLLOWS: Docusign Envelope ID: E68A333A-4A8B-491B-917A-7C03C33BAAEB Page 2 of 2 Resolution No. 2025-145-2448 Section 1: ADOPTION OF REPRESENTATIONS: The foregoing Whereas paragraphs are hereby ratified and confirmed as being true, and the same are hereby made a specific part of this Resolution. Section 2: AUTHORIZATION: The City Council of the City of Miami Gardens hereby approves the application variance submitted by MG Westside LLC for that property located at 21451 NW 47th Ave, more particularly described on Exhibit “A” attached hereto, permitting a reduction in the number of parking spaces set forth in the code to 659 spaces, where 1,774 spaces are required for the development site. Section 3: EFFECTIVE DATE: This Resolution shall take effect immediately upon its final passage.
