A RESOLUTION OF THE CITY COUNCIL OF THE CITY OF
MIAMI GARDENS, FLORIDA, APPROVING THE FINAL PLAT
FOR PRINCETON PARK TOWNHOMES, SUBMITTED BY MAS
DEVELOPMENT CORPORATION, FOR THE PROPERTY
GENERALLY LOCATED AT NW 28TH AVENUE AND NW
183RD STREET, ATTACHED HERETO AS EXHIBIT "A";
PROVIDING FOR THE ADOPTION OF REPRESENTATIONS;
PROVIDING FOR AN EFFECTIVE DATE.
WHEREAS, Mas Development Corporation, the applicant has obtained a
Tentative Plat approval from Miami Dade County to plat 4.68 acres of vacant land
generally located at NW 28th Avenue and NW 183rd Street, and
WHEREAS, the proposed development is for seventy (70) townhomes, and
WHEREAS, Article Vll-Plats, Subdivisions, Excavations, Address Assignment,
Section 34-209, of the City of Miami Gardens Land Development Code requires that
Final Plat approval be granted by the City prior to recordation by
Miami-Dade County, and
WHEREAS, the Final Plat for Princeton Park Town Homes has been reviewed by
staff and has been determined to be in compliance with Section 177.081(1), Florida
Statues, and Chapter 28, Subdivisions of the Miami-Dade County Code, and
WHEREAS, the Final Plat has been reviewed by staff for compliance with the
City's Land Development Regulations, and
WHEREAS, after approval by the City Council is granted, the Final Plat shall be
reviewed and approved by Miami Dade County Plat Committee and subsequently
recorded in the Official Records of Miami-Dade County, and
WHEREAS, the Final Plat approval and subsequent recordation of the Final Plat
by Miami-Dade County will authorize the City to issue a final Certificate of Occupancy
for the proposed residential townhome development of the property,
NOW, THEREFORE, BE IT RESOLVED BY THE CITY COUNCIL OF THE CITY
OF MIAMI GARDENS, FLORIDA AS FOLLOWS:
Section 1: ADOPTION OF REPRESENTATIONS: The foregoing Whereas
paragraphs are hereby ratified and confirmed as being true, and the same are hereby
made a specific part of this Resolution.
Section 2: AUTHORIZATION: The City Council of the City of Miami Gardens
hereby approves the Final Plat for Princeton Park Townhomes, submitted by Mas
Development Corporation, for the property generally located at NW 28th Avenue and
NW 183rd street attached hereto as Exhibit "A".
Section 3: EFFECTIVE DATE: This Resolution shall take effect immediately
upon its final passage.

GARDENS AT ITS REGULAR MEETING HELD ON NOVEMBER 8, 2017.

FINAL PLAT APPROVAL FOR PRINCETON PARK TOWNHOMES
The Proposed development is for seventy (70) townhomes. In compliance with Article VII-Plats,
Subdivisions, Excavations, Address Assignment, Section 34-209, of the City of Miami Gardens
Land Development Code, Final Plat approval is required to be granted by the City prior to recordation
by Miami-Dade County.
Current Situation
The Final Plat for Princeton Park Town Homes has been reviewed and has been determined to be in
compliance with Section 177.081(1), Florida Statues, and Chapter 28, Subdivisions of the Miami-Dade
County Code. The Final Plat has also been determined to be in compliance with the City’s Land
Development Regulations.
After approval by the City Council is granted, the Final Plat shall be reviewed and approved by Miami-
Dade County Plat Committee and subsequently recorded in the Official Records of Miami-Dade
County. The Final Plat approval and subsequent recordation of the Final Plat by Miami-Dade County
will authorize the City to issue a final Certificate of Occupancy for the proposed townhome
development.
Proposed Action:
It is recommended that the City Council approve the proposed Resolution to approve the Princeton
Park Town Homes Final Plat.
