A RESOLUTION OF THE CITY COUNCIL OF THE CITY OF
MIAMI GARDENS, FLORIDA, APPROVING THE FINAL PLAT
FOR TURNPIKE DISTRIBUTION CENTER EAST SUBMITTED
BY MG EAST, LLC, FOR THE PROPERTY GENERALLY
LOCATED AT NW 215TH STREET (COUNTY LINE ROAD) AND
NW 43RD AVENUE, ATTACHED HERETO AS EXHIBIT "A";
PROVIDING FOR THE ADOPTION OF REPRESENTATIONS;
PROVIDING FOR AN EFFECTIVE DATE.
WHEREAS, MG East, LLC, the applicant has obtained a Tentative Plat approval
(T-23928) from Miami Dade County to plat 3,932,844 +/- sq. ft. or 90.2857 +/- acres of
vacant land generally located at approximately NW 215th Street (County Line Road)
and NW 43rd Avenue, and
WHEREAS, Article VII-Plats, Subdivisions, Excavations, Address Assignment,
Section 34-209, Plats of the City of Miami Gardens Land Development Regulations
(LDR), Final Plat approval must be granted by the City prior to recordation by
Miami-Dade County, and
WHEREAS, the Final Plat for Turnpike Distribution Center East has been
reviewed by Rafael R. Cabrera, P.S.M., Cabrera Consulting Services, Inc., (Surveyor)
through E. L. Waters and Company, LLC, Planning and Zoning Consultants for the City
and has been determined to be in compliance with Section 177.081(1), Florida Statues,
and Chapter 28, Subdivisions of the Miami-Dade County Code, and
WHEREAS, the Final Plat has been reviewed by E.L. Waters and Company,
LLC, the City’s Planning and Zoning Consultants for compliance with the City’s Land
Development Regulations, and
WHEREAS, after approval by the City Council is granted, the Final Plat shall be
reviewed and approved by Miami-Dade County Plat Committee and subsequently
recorded in the Official Records of Miami-Dade County, and

WHEREAS, the Final Plat approval and subsequent recordation of the Final Plat
by Miami-Dade County will authorize the City to issue a final Certificate of Occupancy
for the proposed development of the property,
NOW, THEREFORE, BE IT RESOLVED BY THE CITY COUNCIL OF THE CITY
OF MIAMI GARDENS, FLORIDA AS FOLLOWS:
Section 1: ADOPTION OF REPRESENTATIONS: The foregoing Whereas
paragraphs are hereby ratified and confirmed as being true, and the same are hereby
made a specific part of this Resolution.
Section 2: AUTHORIZATION: The City Council of the City of Miami Gardens
hereby approves the Final Plat for Turnpike Distribution Center East, submitted by MG
East, LLC, for the property general located at NW 215th Street (County Line Road) and
NW 43rd Avenue, attached hereto as Exhibit "A".
Section 3: EFFECTIVE DATE: This Resolution shall take effect immediately
upon its final passage.
PASSED AND ADOPTED BY THE CITY COUNCIL OF THE CITY OF MIAMI
GARDENS AT ITS REGULAR MEETING HELD ON APRIL 25, 2018.

Staff Summary:
Background
The applicant, MG East, LLC, has obtained a Tentative Plat approval (T-23928) from Miami Dade County to plat
3,932,844 +/- sq. ft. or 90.2857 +/- acres of vacant land generally located at approximately NW 215th Street
(County Line Road) and NW 43rd Avenue. In compliance with Article VII-Plats, Subdivisions, Excavations, Address
Assignment, Section 34-209, Plats of the City of Miami Gardens Land Development Regulations (LDR), Final Plat
approval must be granted by the City prior to recordation by Miami-Dade County.

Current Situation
The Final Plat for “Turnpike Distribution Center East” has been reviewed by Rafael R. Cabrera, P.S.M., Cabrera
