A RESOLUTION OF THE CITY COUNCIL OF THE CITY OF
MIAMI GARDENS, FLORIDA, APPROVING THE FINAL PLAT
FOR TOPGOLF SUBMITTED BY STORE MASTER FUNDING
XIII, LLC, FOR THE PROPERTY GENERALLY LOCATED AT
17321 NW 7TH AVENUE, ATTACHED HERETO AS EXHIBIT "A";
PROVIDING FOR THE ADOPTION OF REPRESENTATIONS;
PROVIDING FOR AN EFFECTIVE DATE.
WHEREAS, Store Master Funding XIII, LLC, the applicant has obtained a
Tentative Plat approval (T-23678) from Miami Dade County to plat 668,359 sq. ft. or
15.34 acres of land located at 17321 NW 7th Avenue, and
WHEREAS, Article VII-Plats, Subdivisions, Excavations, Address Assignment,
Section 34-209, Plats of the City of Miami Gardens Land Development Regulations
(LDR), Final Plat approval must be granted by the City prior to recordation by Miami-
Dade County, and
WHEREAS, the Final Plat for Topgolf has been reviewed by John A. Ibarra of
John Ibarra and Associates (Surveyor) and has been determined to be in compliance
with Section 177.081(1), Florida Statues, and Chapter 28, Subdivisions of the
Miami-Dade County Code, and
WHEREAS, the Final Plat has also been reviewed by the City’s Planning and
Zoning staff for compliance with the City’s Land Development Regulations, and
WHEREAS, after approval by the City Council is granted, the Final Plat shall be
reviewed and approved by Miami-Dade County Plat Committee and subsequently
recorded in the Official Records of Miami-Dade County, and
WHEREAS, the Final Plat approval and subsequent recordation of the Final Plat
by Miami-Dade County will authorize the City to issue a final Certificate of Occupancy,

NOW, THEREFORE, BE IT RESOLVED BY THE CITY COUNCIL OF THE CITY
OF MIAMI GARDENS, FLORIDA AS FOLLOWS:
Section 1: ADOPTION OF REPRESENTATIONS: The foregoing Whereas
paragraphs are hereby ratified and confirmed as being true, and the same are hereby
made a specific part of this Resolution.
Section 2: AUTHORIZATION: The City Council of the City of Miami Gardens
hereby approves the Final Plat for Top Golf, submitted by Store Master Funding XIII,
LLC, for the property general located at 17321 NW 7TH Avenue, attached hereto as
Exhibit "A".
Section 3: EFFECTIVE DATE: This Resolution shall take effect immediately
upon its final passage.

GARDENS AT ITS REGULAR MEETING HELD ON APRIL 25, 2018.

Staff Summary:
Background
The applicant, Store Master Funding XIII, LLC, has obtained a Tentative Plat approval (T-23678) from Miami Dade
County to plat 668,359 sq. ft. or 15.34 acres of land located at 17321 NW 7th Avenue. In compliance with Article
VII-Plats, Subdivisions, Excavations, Address Assignment, Section 34-209, Plats of the City of Miami Gardens Land
Development Regulations (LDR), Final Plat approval must be granted by the City prior to recordation by Miami-
Dade County.

PLAT
Current Situation
The Final Plat for “Topgolf” has been reviewed by John A. Ibarra of John Ibarra and Associates (Surveyor) and has
been determined to be in compliance with Section 177.081(1), Florida Statues, and Chapter 28, Subdivisions of
the Miami-Dade County Code. The Final Plat has also been reviewed by the City’s Planning and Zoning staff for
compliance with the City’s Land Development Regulations.
After approval by the City Council is granted, the Final Plat shall be reviewed and approved by Miami-Dade
County Plat Committee and subsequently recorded in the Official Records of Miami-Dade County. The Final Plat
approval and subsequent recordation of the Final Plat by Miami-Dade County will authorize the City to issue a
final Certificate of Occupancy.
Proposed Action:
It is recommended that the City Council adopt the Resolution approving the Topgolf Final Plat.
