A RESOLUTION OF THE CITY COUNCIL OF THE CITY OF
MIAMI GARDENS, FLORIDA, AUTHORIZING THE CITY
MANAGER TO PROCEED WITH NEGOTIATIONS WITH
LEGACY DEVELOPMENT ALLIANCE, LLC FOR THE
DEVELOPMENT OF CITY OWNED LAND LOCATED AT 2775
NW 183RD STREET; PROVIDING FOR THE ADOPTION OF
REPRESENTATIONS; PROVIDING FOR AN EFFECTIVE DATE.
WHEREAS, a workshop took place on Wednesday, April 26, 2023 to include
presentations from two entities interested in the development of City-owned land located
at 2775 NW 183rd Street, conversationally known as the “5 acres”, and
WHEREAS, Eden Acquisitions, LLC proposes to develop an institutional quality,
mixed-use development, containing a Class A multi-family community with a minimum of
168 units, plus a minimum of 8,000 square feet of commercial/retail space, and
WHEREAS, Legacy Development Alliance, LLC is proposing to work with the City
to build an urban community in the heart of the City of Miami Gardens, deemed the
Promenade in the Gardens, and
WHEREAS, the Promenade in the Gardens will consist of a 216 unit multi-family
complex with a mixture of 2 and 3 bedroom apartments, and
WHEREAS, Staff is requesting to begin negotiations with Legacy Development
Alliance, LLC in pursuing a mutually agreeable solution for the development of the
property, and
WHEREAS, a final contract/development agreement will be submitted in the future
for City Council approval,
NOW, THEREFORE, BE IT RESOLVED BY THE CITY COUNCIL OF THE CITY
OF MIAMI GARDENS, FLORIDA AS FOLLOWS:
Section 1: ADOPTION OF REPRESENTATIONS: The foregoing Whereas
paragraphs are hereby ratified and confirmed as being true, and the same are hereby
made a specific part of this Resolution.
Section 2: AUTHORIZATION: The City Council of the City of Miami Gardens
hereby authorizes the City Manager to proceed with negotiations with Legacy
Development Alliance, LLC for the development of City owned land located at 2775 NW
183rd Street.
Section 3: EFFECTIVE DATE: This Resolution shall take effect immediately upon
its final passage.
